In a bold move set to redefine the landscape of the San Fernando Valley, Los Angeles Rams owner Stan Kroenke has revealed plans for “Rams Village at Warner Center”—a massive $10 billion mixed-use development that will serve as the new permanent headquarters for the Rams and transform a 52-acre portion of Woodland Hills into a dynamic, urban hub.
This visionary project, years in the making, marks the second transformative development spearheaded by Kroenke in the Los Angeles area—following in the footsteps of Hollywood Park in Inglewood, the now-thriving neighborhood surrounding SoFi Stadium.
A New Chapter for Warner Center
The proposed development, situated at the site of the long-defunct Promenade Mall at 6100 Topanga Canyon Boulevard and adjacent Anthem Blue Cross property at 6100 Owensmouth Avenue, will be anchored by a 350,000-square-foot Rams headquarters and practice facility. This facility, already partially operational, sits on grounds previously occupied by Anthem Blue Cross and includes grass fields already in use by the team.
Kroenke’s team plans to replace temporary structures with a 150,000-square-foot indoor practice field, capable of seating up to 2,500 spectators, making it ideal for team practices, training events, and community engagement.
Beyond Football: A Community Destination
More than just a sports facility, Rams Village is designed to be a comprehensive, community-focused urban village. The proposal includes:
- 3,000 residential units, featuring a mix of market-rate, affordable, and live-work options
- 3 million square feet of total development, including retail, dining, and office space
- Two indoor performance venues, with seating for 5,000 and 2,500 guests respectively
- Four acres of publicly accessible open space, plus an additional 5.5 acres of parkland, including a central green space where the Promenade Mall currently stands
This ambitious plan aligns with the Warner Center 2035 Specific Plan, which encourages dense, transit-friendly, mixed-use development to turn the area into the “downtown” of the San Fernando Valley.
Pedestrian Connectivity and Urban Integration
Although The Village at Westfield Topanga, which Kroenke also owns, is not included in the new development’s footprint, pedestrian paths will connect the properties—creating a walkable urban environment that blends shopping, entertainment, work, and living spaces.
The integration of this new “Rams Village” with the existing amenities of Warner Center aims to create a seamless and sustainable live-work-play environment that supports local jobs, housing, and culture.
A Phased Vision for the Future
The project will be phased over several years, allowing for infrastructure planning, environmental impact reviews, and ongoing collaboration with the City of Los Angeles. A formal proposal is expected to be submitted to the city in the coming months.
Kroenke emphasized the long-term commitment behind the development in a recent statement:
“As we embark on our tenth season back in Los Angeles, we remain committed to helping shape the future of this great city… Rams Village at Warner Center will continue to transform Woodland Hills by providing a vibrant gathering place for the community… This is a tremendous opportunity to develop a dynamic destination and create the Rams’ permanent headquarters within the City of Los Angeles.”
From Inglewood to Woodland Hills: Kroenke’s Expanding Legacy
This is not Kroenke’s first foray into city-shaping real estate. His previous project, the Hollywood Park redevelopment in Inglewood, has already delivered SoFi Stadium, commercial centers, housing, and offices—setting the standard for sports-led urban revitalization.
With Rams Village, Kroenke brings that same transformative energy to the heart of the Valley, signaling confidence in the future of Los Angeles and the potential of Warner Center to become a flagship destination in the region.
Conclusion: A Vision of Urban Evolution
Rams Village represents more than a new home for a professional football team—it’s a visionary reimagining of urban life in Los Angeles. If successful, the development will serve as a model for how sports franchises and real estate investment can come together to create communities that are vibrant, accessible, and economically sustainable.
As the city continues to evolve, Rams Village could very well become a landmark of civic pride and innovation—one where residents live, work, gather, and cheer together, just steps from the field.
